Before you budget for a new roof

Replace your roof? Or restore it?

A leaking roof does not always need to be torn off. Many low-slope roofs can be restored in place, with less disruption to the building. It depends on what is under the surface.

Restoration may be an option when

  • The deck and structure are sound.
  • Leaks trace to seams, fasteners, flashings or penetrations.
  • Metal panels have surface rust but are not rusted through.
  • The membrane is weathered but still attached, and the insulation under it is mostly dry.

Replacement is more likely when

  • Insulation is saturated across large areas.
  • The deck is damaged or panels are rusted through.
  • The membrane is failing widely or coming loose.
  • The roof already has as many layers as code allows.

The only way to know is to get on the roof. Have it assessed before you assume a full replacement.

Metal roof restoration

How a restoration goes

The Conklin MR System is a complete waterproofing system for metal roofs. Each layer has a job, and they go on in this order.

  1. Inspect and clean

    We walk the roof, mark the problem areas and clean the whole surface. Rust is treated first.

  2. Prime

    The roof is primed with a rust-inhibiting metal primer so the coating bonds to sound steel.

  3. Reinforce

    Seams and laps are reinforced with fabric set into the coating. Fasteners and penetrations are sealed.

    The entire roof gets a highly reflective white finish coat, chosen for your building.
